Roles and Responsibilities:
- Property Scouting and acquisition
- Agreement Signing and registrations of property within timeline.
- Renewal of Property Agreements.
- Settlement of exit properties within timeline with maximum saving.
- All New Cities Mapping and Synopsis for business expansion.
- Prepared the data base and tie up with of all Agents, builders, mall managers, Govt officer etc.
- Landlords and Business Partners satisfaction Score report publishing.
- Rental Reduction and Escalation changes for company better business purpose.
- Identify & negotiate with all kinds of third-party vendor.
- Capex Reduction (consultancy fee, Security Deposit, LL Scope of work)
- Coordinate with all functions internally for task management.
- Liaison with external agencies (police/municipalities/premise security agencies/premises
- Map the entire city with complete study details.
- Industry related Market Study and Analysis.
- Define basic location & concept of store suitable for the city.
- Find retail shop, showroom, parking yards, warehouse, studios & building options in the suitable locations as per business requirements
- Meet land owners, Developers, investors and other agencies.
- Prepare various documents related to the economic feasibility of the project. agreement LOI, Basic Legal due diligence. internals and external coordination.
- Negotiate with the owner / concerned authority.
- Finalize the project & execute various aspects involved.
Desired Candidate Profile:
- Understanding the Real Estate Industry growth drivers for the Location.
- Communication and Negotiation
- Presentation and Analytic Skills.
- Complete knowledge of the city including current & future development.
- Contacts with developers, land owners & concerned authorities.
- Good knowledge of data management, Excel PowerPoint words
Location : PAN India (Travelling as per the requirement)
